Would I be better off with a glass or tiled roof?

That will all come down to how you intend to use the space, where it will be positioned at your house, and how much money you want to put towards the roof. If you place a high value on having a pleasant garden view and want it to receive lots of natural light, be rest assured that solar control glazing is exceptionally good.

A solid tiled roof will be the frontrunner if you’re after a year-round extension to which you can also integrate full length glass panels or Velux windows. This creates a hybrid of a solid and glass roof and will help you profit from the benefits of both roof types.

Would you recommend upgrading my existing frames?

It would seem to make sense to invest in new energy efficient windows if you are also going to buy a new energy efficient conservatory roof. The combination of the two will provide you with a gorgeously warm setting that isn’t subject to the weather.

What is a replacement tiled roof made from?

We prefabricate a lot of our replacement solid roof systems so that when it comes to the installation, it can be done quickly, efficiently and with the minimum of disruption. The roof will be customised for your conservatory style so that it fits the design perfectly.

Moving on to how the roofing system is made, it consists of a pre-engineered lightweight frame, insulating panels, insulated fire-grade plasterboard, exterior grade plywood and an impenetrable membrane. Several tile styles are available, and you can also have solid panels included if you feel that it will help the extension blend in with your property.

What is a Clad over roof?

Weight: Your existing frames may struggle to hold the weight of a clad over solution as it uses heavy timber, insulation materials and tiles. A lightweight conservatory is what’s required. The lightest solid roof systems weigh around 31KG/M ².

Tip: Always ask your installer for the total unit weight of the new roof per Sq.M

Fire Safety: A clad-over system fails to comply with fire safety regulations as it isn’t effectively fire tested as a complete roof structure, which it needs to be to fulfil the necessary part of building regulations. Only certain individual components may have been tested. Solid roofs must be classified as AC, AB, or AA in accordance with BS476-3.

Tip: Don’t commence with the project until you have been given sight of the fire safety certificate for the entire roof system. 

 

Building Regulations: The low thermal value and poor structural integrity of a clad over system also minimises the chances of it receiving building regulations approval. Planning permission is something entirely different, so don’t confuse the two things. Building Control needs to be notified if you intend to modify any structure (this includes upgrading to a solid roof from a glass or polycarbonate roof) as they need to be satisfied that the replacement roof is structurally sound. 

Tip: Local Building Control should be informed before the conversion gets underway. You also need to obtain a Building Regulations ‘Final’ Certificate. 

Once I have a new roof, will my conservatory still get too hot and too cold?

That’s the problem our roofing solutions are designed to eliminate – from the moment you have one fitted, you can look forward to getting year-round use out of your extension again. The inclusion of solar control glazing can have a significant impact, but if you anticipate using the space daily, a tiled roof is likely to be the best solution.

What is the meaning of ‘A’ rated windows?

At present and in accordance with the BFRC Rating Scheme, ‘A’ rated windows are the most energy efficient windows on sale in the UK. All replacement windows are ranked for their energy efficiency standards, and the energy performance of a window also tells you if a design complies with building regulations.

Window Energy Ratings are like the traffic-light system used to rate the energy efficiency of white goods e.g., freezers, washing machines, fridges, with windows rated from A-E.

Being aware of the energy efficiency rating of a window helps you to make a more informed choice when you come to buy new windows for your home.

How much will a replacement roof cost?

The starting price for a small conservatory roof is from about £5,000 and a large conservatory roof will be more like £12,000+

How long will the roof installation take?

It should only take a few days to install the product, so we won’t cause much disruption at your home.

Will planning permission be needed first?

While you won’t need planning permission to have your current roof replaced, you will need Building Regulations Approval as it is a mandatory requirement, and you could run into trouble trying to sell your home if you don’t have it.

Is Building Regulations Approval necessary?

The granting of Building Regulations Approval from your local authority provides confirmation that the roofing system has been satisfactorily installed and checked over by a government approved building control inspector, who has decreed that it’s structurally safe and thermally efficient. This will avoid any complications if you ever come to sell your house and ensure no hold ups.
